Good to Know

Costs and NIE.

What to check on the cost side and the formalities before you sign the deed.

Costs worth checking.

Buying property in Spain involves costs beyond the price itself. It is worth organising them before signing: transfer taxes, notary and registry fees, legal fees, and the running costs after purchase — maintenance, local taxes and utilities.

We do not publish specific rates, percentages or fees, because they depend on the property type, the region and current legislation. We give them in conversation and point to where official, up-to-date information can be found. On tax matters a specialist advises — Vesta coordinates the contact.

The NIE number step by step.

NIE, the Número de Identificación de Extranjero, is the identification number for foreign nationals, required to buy property, open a bank account and handle official matters in Spain.

The application is made in person or through a representative. You need identity documents and a justification, which is the property purchase. We coordinate the step and tell you what to prepare; the partner law firm handles the formalities.

Bank account and payments.

A Spanish bank account makes it easier to pay taxes, utility bills and ongoing property costs. Opening an account involves verifying identity and source of funds.

Property payments follow the schedule set out in the contract. It is worth planning them in advance, allowing for the time needed to transfer funds.

Questions buyers ask.

How much are the purchase costs?

We do not publish specific rates or percentages, because they depend on the property type, the region and current legislation. We give them in conversation and point to official sources.

Is the NIE difficult to obtain?

It is a standard procedure. You apply in person or through a representative; you need identity documents and a justification, which is the property purchase. We coordinate the step.

Does Vesta give tax advice?

No. On tax matters a specialist advises. Vesta coordinates the contact and helps organise the documents.

Do I need a Spanish bank account?

It is not a formal condition of every transaction, but an account makes paying taxes, utilities and ongoing costs considerably easier.
